Texas has led the country in hail events for a decade running, so roof repair here is a routine transaction rather than a rare one. That does not make it familiar if it is your first. This is what actually happens.
1. Inspection And Assessment
We walk the roof where it is safe and fly it where it is not, check flashing, valleys, boots and penetrations individually, and go into the attic. You get photographs of everything, good and bad.
This is also where we tell you plainly whether a repair is the right call. If the roof has run out of service life, more repairs are money spent on a roof that is already finished, and we will say so.
2. Scope And Materials
Once we know what failed, we agree the scope and the material. Matching an existing shingle is usually possible if it is still in production, though a new section rarely matches perfectly at first and evens out over a season or two.
You get the estimate in writing, itemised, before anything starts.
3. Permits And Scheduling
Most routine repairs do not need a permit. Larger work does, and requirements vary by municipality across the metroplex. We handle that rather than leaving it with you.
Scheduling depends on weather more than anything. We do not open a roof with a storm coming.
4. The Repair Day
What to expect on site:
- An early start, because working a roof in the afternoon heat is slower and less safe
- Noise and vibration through the house, which is worth planning around if you work from home
- Protection over landscaping and anything below the work area
- Vehicles moved off the drive so we can stage material
5. Post-Repair Check And Clean-Up
We inspect the completed work, photograph it, and run magnets over the drive and lawn for nails. Debris leaves with us. You get the after photographs alongside the before set.
How Long It Takes
- Minor repair such as flashing or a few shingles: one to two days
- Moderate repair involving decking or a larger section: two to four days
- Full replacement: about a week end to end, though the tear-off and install is usually one or two days
Why It Is Worth Using Someone Who Does This Properly
The failure we are called to fix most often is somebody else's repair. Sealant over a flashing problem, shingles nailed too high, a valley closed the wrong way. It holds for a season and then it does not.
See roof repair in Dallas, or the materials and costs guide if you are weighing repair against replacement.
Repair Or Replacement: How The Call Gets Made
The honest version is that it comes down to three questions. How old is the roof, how much of it is affected, and is the decking underneath still sound?
| Situation | Usual recommendation |
|---|---|
| Isolated leak, roof under 15 years, decking sound | Targeted repair |
| Flashing failure at a chimney or valley | Repair the flashing, not the field |
| Granule loss across the whole roof | Full replacement |
| Soft or rotted decking over multiple sections | Full replacement, decking included |
| Approved hail claim | Full replacement, usually deductible only |
A contractor who recommends replacement on a nine-year-old roof with one leak should be able to show you photographs explaining why. If they cannot, get a second opinion.
What A Repair Costs, And What Moves It
We do not publish fixed prices because the honest answer is that four things move the number: how accessible the area is, how steep the roof is, whether decking has to be replaced, and whether the material is still available or has to be matched. A pipe boot on a walkable roof and a valley rebuild on a steep complex roof are not the same job.
What you should always get is that number in writing, itemised, before anyone starts. If decking is a possibility, agree the per-sheet price up front so it cannot become a surprise afterwards.
Questions Worth Asking Before You Agree
- Can I see the photographs of what you found?
- Is this a repair that buys years, or a patch that buys months?
- What happens if you open it up and find rot?
- Is the replacement material an exact match, and if not, how visible will that be?
- What warranty covers this specific repair, and for how long?
Not Sure What Your Roof Needs?
We will come out, photograph the whole roof and tell you plainly what it needs, whether that is a repair, a replacement or nothing at all. Free, and with nothing riding on it.
