The Most Common Gutter Problems In Dallas

Seven failures account for almost every gutter call we take in Dallas. None of them are complicated, and all of them get expensive if they are left.

Guttering is the least interesting part of a roof and the part most likely to cause damage somewhere else. FEMA identifies clogged gutters as a leading cause of water getting into the structure, and in Dallas the clay soil turns that into a foundation problem rather than just a wet wall.

These are the seven we find over and over.

Clogged Gutters

The most common by a distance. Leaves, twigs, and shingle granules build into a mat that holds water instead of moving it. Standing water is heavy, and it also breeds mosquitoes.

Fix: clear twice a year, after the spring storms and after autumn leaf drop. Under heavy tree cover, guards earn their money.

Leaking Gutters

Usually at the seams on sectional guttering, where sealant has aged and let go. Sometimes at a puncture from a branch.

Fix: reseal if it is isolated. If you are resealing the same run every year, seamless guttering removes the joints and the annual job with them.

Sagging Or Detached Runs

Hangers pull out under the weight of water and debris, or corrode through. Once a section drops, the fall is wrong along the whole run and it overflows even when clean.

Fix: inspect the hangers every six to twelve months and replace before the fascia takes damage. A rotted fascia board turns a cheap job into a carpentry job.

Wrong Slope

Guttering needs a consistent fall toward the outlet. Houses move, and thirty years of soil movement in North Texas is enough to take a run out of true.

Fix: re-hang to the correct fall. This is the fix people skip, then wonder why cleaning did not solve the overflow.

Damaged Or Disconnected Downspouts

Wind takes extensions off, and the joint at the top works loose. A disconnected downspout puts the entire roof's water at the base of one wall.

Fix: reattach, then extend the discharge several feet from the house. Splash blocks help; a proper extension helps more.

Seam And Joint Separation

Sections expand and contract with the temperature swing between a Dallas summer and a January cold snap. Eventually they work apart.

Fix: reseal as a stopgap, replace with seamless as a solution.

Storm And Hail Damage

Hail dents and splits aluminium guttering more readily than it damages roofing, so the gutters often show a storm before the roof does. That is worth knowing, because it is also evidence for a claim.

Fix: get it inspected with the roof rather than separately. Damage to both in the same event is usually one claim.

What Maintenance Actually Looks Like

  • Clear debris twice a year, more under trees
  • Check hangers and fall at the same time
  • Look at the guttering after any significant storm, from the ground
  • Watch where the water lands, not just whether it drains

We use thermal imaging to find leaks that are not visible, which matters on a run that is only wetting the wall behind it.

When To Stop Repairing

When more than about a quarter of the system is failing, when the same section keeps needing attention, or when it is twenty years old and sectional. At that point replacement is cheaper over any reasonable horizon.
