Insider's Guide To The Roof Replacement Process In Frisco

A roof replacement is one to two days of noise and a fortnight of admin around it. Here is the whole sequence, including the part where the price can legitimately change.

Most people replace a roof once or twice in their life, so the process is unfamiliar every time. Nothing about it is complicated, but knowing the order helps you spot when something is being skipped.

Do You Actually Need A Replacement?

The signals that usually mean replacement rather than repair:

  • Age past 15 to 20 years on asphalt in this climate
  • Granules collecting at downspouts, and bald patches on the shingle surface
  • Curling, cupping or cracked shingles across more than one elevation
  • Repeated leaks in different places rather than one recurring spot
  • Soft or spongy decking underfoot, which someone should confirm safely
  • Storm damage across every slope rather than in one area

One leak on a ten-year-old roof is a repair. Several on an eighteen-year-old roof is a replacement, and patching it is money spent twice.

Stage 1: Inspection And Estimate

A proper inspection is photographed, includes the attic, and comes back with a written itemised estimate. Insist on the itemisation: tear-off and layer count, decking priced per sheet, the exact underlayment and shingle by manufacturer and product, flashing and every penetration, ventilation, permit, clean-up, and both warranties with terms.

Get two or three in that format and they become directly comparable.

Stage 2: Material Selection

Colour is the fun part and the least important. The decisions that matter are impact rating, which affects both survival and possibly your insurance premium, underlayment type, and whether the ventilation is being corrected while the roof is open. This is the only convenient moment to fix ventilation, so do not let it pass.

Stage 3: Permit And Scheduling

Frisco permits roof replacements and inspects them. Your contractor pulls it. Scheduling is weather-led and moves, which is normal; what is not normal is a crew starting a tear-off with rain in the forecast for that afternoon.

Stage 4: The Day Before

Move vehicles off the drive, take pictures off walls that share framing with the roof, and cover anything in the attic you care about, because tear-off drops debris through the decking. Tell the neighbours. It is loud.

Stage 5: Tear-Off

Everything comes off down to the decking. This is when the roof stops being theoretical: the crew can see the deck, the existing ventilation, and any past repairs. Landscaping and windows should be protected before anything is stripped.

Stage 6: Decking, And The One Legitimate Price Change

Rotten or delaminated sheets have to be replaced, and nobody can know how many until the shingles are off. This is why the per-sheet price belongs in the estimate. You should be shown photographs of what was found and asked to approve it before it is replaced, not told about it on the invoice.

Stage 7: The New Roof Goes On

In order: drip edge, underlayment, ice and water where the code and the roof geometry require it, then flashing at every wall, chimney, valley and penetration, then the field shingles, then hip and ridge, then the ridge ventilation.

Flashing is the part to care about. It is where roofs leak, it is invisible once finished, and it is the easiest thing to reuse rather than replace when a crew is behind schedule.

Stage 8: Clean-Up

Debris removed, gutters cleared of the granules and nails that came off with the old roof, and a magnetic sweep of the drive, lawn and street. Ask for the sweep specifically. Roofing nails in a tyre are the most common complaint after an otherwise good job.

Stage 9: Inspection And Paperwork

The city inspects. Your contractor should walk the roof with you or show you photographs of the finished work, and hand over the permit sign-off, the manufacturer warranty registration and the workmanship warranty in writing.

Keep all of it together. It matters at resale, and it matters the first time you make a claim on either warranty.

How Long And What Can Go Wrong

Most Frisco homes are one day, two on steep or complex roofs. The things that legitimately extend it are weather, discovered decking, and material back-orders on less common products. The things that should not are a crew leaving a roof open overnight without proper dry-in, or disappearing to another job mid-tear-off.
