Commercial Roofing Contractors In Dallas: Choosing The Right Partner

A commercial roof is a capital asset with a service life you can manage or waste. The contractor you pick decides which.

Hiring for a commercial roof is a different exercise from hiring for a house. The systems are different, the liability is larger, the building usually has to keep operating through the work, and the decision is normally judged years later on total cost of ownership rather than on the price at the bottom of the quote.

1. Experience With Your Specific System

Commercial low-slope roofing is several trades wearing one name. TPO and PVC are heat-welded thermoplastics. EPDM is a rubber membrane with adhered seams. Modified bitumen is torched or cold-applied. Built-up is layered. Metal is its own discipline entirely.

A crew fluent in TPO is not automatically competent on a modified bitumen roof. Ask what system is on your building, then ask for recent projects on that system with contacts you can call.

2. Insurance At Commercial Limits

Residential-scale liability limits do not cover a commercial exposure. Ask for the certificate direct from the agent, and check that the limits are appropriate to the value of the building and its contents. Workers compensation is not mandatory for most private Texas employers, which makes it something to confirm rather than assume on a job with crews working at height.

3. A Safety Record You Can See

Roofing is one of the highest fall-risk trades there is, and OSHA's fall protection requirements are the baseline rather than the ambition. Ask for the experience modification rate, any citation history, and what the site-specific safety plan looks like for your building. On an occupied property this is not paperwork, it is what stops a tenant walking under an unsecured work zone.

4. Whether They Can Work Around Your Operations

On a retail strip or a medical building the roof work has to happen without closing the business. That is a scheduling and logistics question: staging areas, crane or hoist placement, hours, odour and noise from adhesives, protection over occupied space, and how the roof is left watertight at the end of every single day. A contractor who has done occupied work will answer this in detail without prompting.

5. The Right Kind Of Warranty

Commercial warranties are not all the same thing:

  • Manufacturer material warranty covers the membrane only.
  • Manufacturer system or NDL warranty covers material and labour, and is only available through contractors the manufacturer has approved. This is usually the one worth having.
  • Contractor workmanship warranty covers the install, and is worth what the contractor's continued existence is worth.

Ask which the quote includes, for how long, and what voids it. Unapproved alterations, such as a mechanical contractor cutting a new penetration, void more warranties than weather does.

6. A Maintenance Programme, Not Just An Install

Low-slope roofs are maintained assets. Twice-yearly drain clearing, seam inspection, checking every penetration after any mechanical work, and a written condition report each visit. Most manufacturer warranties require documented maintenance, and most premature commercial roof failures we are called to had none.

What A Serious Proposal Contains

  • A roof plan marked with problem areas, ponding and penetrations
  • A moisture survey where the insulation condition is unknown
  • Options priced separately: repair, restoration, partial and full replacement
  • The exact system, membrane thickness and insulation R-value
  • Drainage corrections stated explicitly rather than assumed
  • Warranty type and term
  • Schedule, site logistics and daily watertight procedure

A single number with a system name next to it is not a proposal. It is a price, and prices on commercial roofs are the least informative number in the document.
