Choosing The Right Commercial Roofing System In Fort Worth

Five systems cover almost every low-slope roof in Fort Worth. The right one depends less on the building than on what happens on top of it.

Commercial roofing decisions in Fort Worth get made on price far more often than they should, largely because the systems are hard to compare without knowing what actually separates them. Here is the practical version.

TPO

A heat-welded thermoplastic membrane, usually white, and the default on new low-slope construction in this market for good reason. The reflective surface cuts the heat load in a Fort Worth summer, which the Department of Energy's cool roof guidance quantifies clearly, and welded seams are stronger than the sheet itself when they are done right.

The caveat is in that last clause. TPO lives and dies on weld quality, so the crew matters more than the brand. Ask how seams are tested. A probe test along every seam should be standard, not an extra.

PVC

Also heat-welded and reflective, but with chemical resistance TPO does not have. That makes it the correct answer over restaurant kitchens, food processing, and anywhere grease or animal fats reach the roof, because those degrade TPO over time.

It costs more. If your building has kitchen exhaust on the roof, it costs less than replacing a TPO roof early.

EPDM

A rubber membrane, traditionally black, with a long and well-understood track record. It handles temperature swing and UV well and it is easy to repair, which matters on a roof with a lot of penetrations.

The trade-off in North Texas is heat: a black EPDM roof absorbs rather than reflects, so unless you go to the ballasted or coated versions you are adding cooling load. On a conditioned building here that usually argues for a reflective system instead.

Modified Bitumen

Asphalt-based sheets in multiple plies, torch-applied or cold-applied. Tough underfoot, which makes it a sensible choice where the roof gets regular foot traffic for equipment maintenance. Repairs are simple and every roofer knows the material.

Shorter service life than the thermoplastics, and torch application brings a fire watch requirement that some occupied buildings will not accept.

Standing Seam Metal

For sloped commercial roofs rather than true low-slope ones. Very long service life, sheds hail well, and reflective finishes are available. Highest upfront cost, and the details at penetrations and transitions are where it succeeds or fails.

Three Things That Matter More Than The Membrane

Drainage. Water standing more than 48 hours is a design problem and no membrane solves it. If the existing roof ponds, the replacement scope has to include tapered insulation, additional drains or scuppers, or you are buying the same problem in a new colour.

Insulation, and whether it is dry. Get a moisture survey before anyone quotes. Wet board under a new membrane is money burned twice, and it is invisible from a walk-over.

Membrane thickness. Thermoplastics come in a range of mil thicknesses and the difference between the cheapest and a heavier grade is significant on service life, particularly in a hail market. This is where quotes diverge without saying so.

Warranty Type

Ask specifically for a manufacturer system or NDL warranty covering material and labour, which is only available through contractors the manufacturer has approved. A material-only warranty leaves the expensive half of any failure with you.

Then Maintain It

Twice-yearly drain clearing, seam inspection, and a check of every penetration after any mechanical work. Most manufacturer warranties require documented maintenance, and unapproved penetrations cut by other trades void more commercial warranties in Fort Worth than weather does.
