  • Check the attic with a torch after heavy rain for damp, staining or daylight
  • Keep gutters clear and downspouts discharging away from the foundation
  • Cut tree limbs back from the roof plane
  • Photograph everything after a storm, from the ground

All of that is real, useful work and none of it requires standing on a roof.

  • Any active leak, however small
  • Visible damage after hail or high wind
  • Granules collecting at downspouts
  • A roof past 15 years that has never been inspected
  • Before you sell, so problems surface on your timetable rather than the buyer's

What A Proper Inspection Should Include

Photographs of every elevation, an attic check, an assessment of flashing and penetrations, ventilation measured against the attic rather than assumed, and a written report separating what needs doing now from what can wait. If the roof has years left in it, a good contractor tells you that, even though a repair earns less than a replacement.
