Most people arrive here not knowing whether they need a repair or a replacement, and that is the right place to start. The honest answer depends on what is under the shingles, which is why the inspection comes before the quote rather than after it.
When repair is the right call
If the damage is isolated, the decking is sound and the roof still has years of service life, a targeted repair is cheaper and just as effective. Most leaks we fix start at flashing, valleys or a handful of wind-lifted shingles, not across the whole roof.
When replacement makes more sense
Granule loss across the whole roof, soft or rotted decking in more than one section, or repairs stacking up faster than they are solving anything. If a storm claim has been approved, replacement is usually the outcome and your out-of-pocket is typically the deductible.
Residential and commercial are different disciplines
A steep-slope shingle roof and a low-slope commercial membrane fail in completely different ways. On a house the enemy is heat, hail and ventilation. On a flat roof it is seams, penetrations and standing water. We treat them as separate trades because they are.
