A large share of our work is repair rather than replacement, and that is deliberate. If a roof has service life left in it, the honest recommendation is to fix what is broken and leave the rest alone.
Most leaks are not a shingle problem. They start at flashing around chimneys and walls, in valleys where two slopes meet, at pipe boots that have perished, or along a ridge that has been lifted by wind. Those are all repairable without touching the field of the roof.
Where Leaks Actually Start
- Flashing at chimneys, walls and skylights — the most common single cause we see
- Valleys where two slopes meet and water volume concentrates
- Pipe boots and vents, where the rubber perishes years before the shingles do
- Wind-lifted shingles that broke their seal and resealed out of position
- Nail pops pushing up through the shingle above them
Residential Roof Repair
On a house we find the entry point before quoting, which sometimes means water testing a suspect area rather than guessing from the stain inside. Water travels along decking, so the wet patch on your ceiling is often nowhere near the hole.
Commercial Roof Repair
On low-slope and flat roofs the failure points are seams and penetrations, and trapped moisture under the membrane can be doing damage with no interior sign at all. Thermal imaging finds it. See commercial roofing.
Emergency Repair
For active leaks, call rather than email. We prioritise water coming in and can usually get temporary cover on the same day, which stops a roof problem becoming a ceiling and insulation problem.
When We Will Tell You To Replace Instead
Repair stops being the right answer when granule loss has gone across the whole roof, when decking is soft in more than one place, or when you are on your third repair in two years. At that point patching is spending money to delay a decision. See roof replacement.
