On a Plano roof the honest question is usually whether a repair is buying real time or postponing an inevitable replacement. On a first-generation roof that is sound apart from one detail, repair is right. On a second layer over a soft deck, it is money spent on a roof that is already finished. We will tell you which you have.
Roof Repair Across Plano
A large share of Plano housing went up in a concentrated period, which means whole streets tend to reach roof replacement age at roughly the same time. If neighbours are having roofs done, that is usually why. The other Plano pattern we see is second-generation roofs installed over the original decking during the last replacement cycle, which has to come off properly this time rather than being covered again.
When Repair Is The Right Answer
If the damage is contained, the decking under it is sound, and the rest of the roof still has service life, a repair is the honest recommendation and it is what we will give you. A repair that buys five good years is a better outcome than a replacement sold early.
What Usually Fails First
Almost never the field of the roof. It is the details: chimney and wall flashing, valley metal, plumbing boots gone brittle in the sun, ridge caps lifted by wind. Those are the four we find over and over, and all four are repairable.
How We Find The Leak
Water travels. Where it appears on your ceiling is frequently nowhere near where it entered. We work back from the stain, check the attic side for the track, and confirm the entry point before quoting rather than replacing the most likely-looking thing and hoping.
When We Will Tell You To Replace
When granule loss has gone across every slope, when the deck is soft in more than one area, or when repairs are stacking up faster than they are solving anything. At that point more repairs are just money spent on a roof that is already finished.
