TPO is the usual specification on Frisco's newer commercial and mixed-use buildings, and on a roof this young the membrane is rarely the problem. It is the terminations, curbs and drains, which is where we survey first before anyone starts talking about replacement.
TPO Roofing Across Frisco
Frisco's growth means a lot of homes are on their original roof and their owners have never been through an insurance claim. That is where most of the confusion sits: what counts as storm damage, what an adjuster is looking for, and how long the process takes. Newer roofs are not immune either. Hail does not care how old a shingle is, and bruising on a five-year-old roof still shortens its life.
Single-Ply For Low Slope
TPO is a heat-welded single-ply membrane, widely specified on commercial low-slope roofs. Welded seams rather than adhered ones are the reason it performs, and the reason installation quality decides its life.
The Reflectivity Case
White TPO reflects a large share of solar gain instead of absorbing it. On a large flat roof over conditioned space, that shows up on the cooling bill through a Texas summer.
Where It Fails
At the details, always. Terminations, curbs, drains and penetrations. A membrane in good condition with a failed drain detail will still put water in the building.
Assessment Before Specification
Whether you need a tear-off, an overlay or a coating depends on the deck, the insulation and how wet the existing assembly is. That gets established by survey, not assumed.
