What Is Flat Roofing?
No roof is truly flat. What we mean by flat is low-slope: broadly under ten degrees, pitched just enough to move water toward drains and scuppers. That small pitch is the whole design, and when it is wrong the roof holds water and everything else follows.
Flat Roofing Versus Membrane Roofing
Worth separating, because the terms get used interchangeably and they are not the same thing. Flat roofing describes the geometry. Membrane roofing describes one family of materials used on it:
- Built-up roofing (BUR) — the traditional multi-ply hot-applied system. Heavy, redundant, long-serving.
- Modified bitumen — BUR's modern relative, in rolled sheets, more flexible and faster to install.
- Single-ply membrane — TPO and PVC. Lighter, reflective, welded seams.
Drainage Is The Whole Job
Ponding water is the defining flat-roof failure, and it is almost always a specification or drainage problem rather than a material one. Adding another layer over a roof that holds water buys a couple of years at most. We look at tapered insulation, drain placement and scupper sizing first, then choose the membrane.

Usable space is the honest headline: HVAC plant, solar arrays and equipment all sit on a flat roof without being visible from the street. A reflective surface cuts cooling load. Access for maintenance is safe and simple, which matters more over twenty years than most people credit.
