Dallas Commercial Roofer
Commercial roofing is a different trade from residential, not a bigger version of it. On a house the enemies are heat, hail and ventilation. On a low-slope commercial roof they are seams, penetrations and standing water, and the failure is usually slow and invisible until it reaches a ceiling tile.
We work on occupied buildings, which means the sequence matters as much as the specification. Deliveries, crane time and tear-off get planned around your trading hours rather than ours.
Commercial Systems We Install
- TPO — reflective single-ply, the most widely specified commercial membrane in this market
- PVC — where chemical or grease resistance matters, such as restaurant and plant roofs
- Modified bitumen and built-up — multi-ply systems where redundancy is worth the weight
- Flat panel and standing seam metal — longest service life of anything we fit
Commercial Roof Repair
Most commercial leaks are not where the stain is. Water tracks along decking and insulation before it appears inside, so chasing the ceiling stain wastes money. We survey the roof properly, check every penetration and seam, and use thermal imaging where trapped moisture is suspected under the membrane.
Roof Replacement On An Occupied Building
Full replacement on a working building is a logistics problem first. We phase the tear-off so the roof is never open more than it has to be, keep the deck dried in daily, and coordinate around HVAC units, parapets and skylights rather than treating them as obstacles found on the day.
Maintenance Is The Cheapest Thing You Will Buy
On a flat roof, a scheduled maintenance visit is the single highest-return spend available. Clearing drains, resealing penetrations and catching a seam before it opens costs a fraction of the water damage it prevents, and it is what keeps a manufacturer warranty valid.
Drainage, Uplift And The Details That Actually Fail
Ponding water is a specification problem, not a maintenance one. Where a roof holds water we look at tapered insulation and drain positions rather than adding another coating over the top. Wind uplift is the other one: edge metal and flashing detail is what keeps a membrane attached in a North Texas storm.
